A landlord should have a valid reason if they want to evict a tenant. It is more difficult to prove what has been agreed if it is not in writing. Indeed, there is often no evidence of what has been agreed or that a specific question has arisen that the agreement does not cover. You may also be able to prove what has been agreed in other ways – for example, with emails or text messages. Before proceeding, it is important to note that each state has its own lease law, while some provisions of the central laws also apply. A monthly lease contains the same terms as a standard lease. However, the tenant or landlord can change the terms of the contract at the end of each month. The landlord has the option to increase the rent or ask the tenant to leave the premises without violating the lease. However, a landlord must give 30 days` reasonable notice before asking the tenant to leave the property.
